Welcome to Colorado real estate, fast becoming one of the least affordable states in America. Just a few short years ago, Colorado real estate's crumpled real estate market was the talk of the nation. Looking for a bargain? Then look no farther than Colorado real estate, where properties are selling for pennies on the dollar.

The message was heard, loud and clear, and produced the desired results. Homeowners and investors from the East and West coasts and everywhere else packed up and cashed in on the Colorado real estate bargain. The Colorado real estate market came back to life. But people tended to forget a basic tenet of cyclical economies: What goes way down, will, in all likelihood, come way back up. Heavy demand from investors and migrants to Colorado real estate pushed prices higher, until last year both commercial and residential properties were appreciating at one of the fastest clips in the nation.

State officials now believe that Colorado real estate's population will soar to 5.05 million in 2020, a 38 percent increase from 1994's total of 3.66 million. 1995 should bring continued strength in commercial Colorado real estate and a slight slowdown in the residential market. "I think the Colorado real estate community feels pretty good about the prospects for 1995," said Charles. "It may not be the heated affair we saw in 1993 and the first half of 1994, but it should be a good market."
