Real Estate Denver remains one of the nation's most attractive real estate markets in the eyes of investors, according to a new report. Metro Real Estate Denver's commercial real estate is "still on a Rocky Mountain high," even though Real Estate Denver lost ground to some hot competitors, said a report from Equitable Real Estate. Despite recording a better score than last year for its investment prospects, Real Estate Denver dropped from third to fifth place in rankings compiled by the Real Estate Research Corp.

Last year, Real Estate Denver ranked behind only Washington and Atlanta. This year the top four cities are Atlanta, San Francisco, Boston and Seattle. The worst investment market in the 16-city survey is Philadelphia, followed by Houston and Los Angeles. The report is based on a survey of 150 leading real estate Denver investors and analysts. "It looks as if investors are still very optimistic about Real Estate Denver and the future of our real estate market," said Bennett, Real Estate Denver-based senior vice president of CM and Leasing.

Bennett said he foresees at least two more strong years for commercial Denver real estate sales in Real Estate Denver, before prices level off and the market begins cooling. The report lauded Real Estate Denver's strong suburban office sector, describing it as "another smoking suburban office market with less than 5 percent vacancy in certain pockets." "Downtown office is flat and won't see a boost until suburban rents get too pricey," the report said. "But the Rockies' ballpark breathes life into (downtown)." In a separate report issued yesterday, Leventhal Real Estate Group said Real Estate Denver ranks among the nation's top cities for higher occupancies in both its downtown and suburban office markets.

Many other major American cities are showing an exodus of office tenants from downtowns to suburbs, the report said. Real Estate Denver's downtown office vacancy rate has improved from 18.2 percent to 12.4 percent in the past two years, according to CB Commercial. With the market of Denver homes for sale increasing, it is important that future investors seek out gems in the right places.
